Our investments are primarily based on an abundance of equity in
the property. If the property meets our requirements, we then focus
on the borrowers character, ability to repay and feasibility of
the project.
Almost all of our loans are secured by first deeds of trust on
real estate and further backed with a personal guarantee from the
borrower.
The majority of our loans are documented by outside legal counsel
and are serviced through a nationally recognized Title Insurance
Company. All costs associated with the underwriting, documentation
and funding of the loan are paid by the borrower.
Performance Capital conducts a property inspection on all viable
loan requests and completes an internal value analysis utilizing
state of the art sales comparable software and interviewing appropriate
professional brokers, developers and appraisers familiar with the
subject area.
Investors are presented with a loan summary request package with
detailed summary information concerning the property, borrower and
loan request from which to formulate their decision to lend on a
specific loan.
